1: Spotting Loan Modification Scams: Every day I read of yet another mortgage loan modification scam. Desperate times make people do desperate things, on both sides of the spectrum. These scammers see an opportunity to take advantage of people in a bad situation, and the consumers are so desperate to save their homes that they’ll believe what they want to, even if warning signs are present. A Federal Trade Commission rule that took effect last week makes it illegal for companies to tell you to stop paying your mortgage, unless they also tell you that you could lose your home and damage your credit rating by doing so. A federal ban on collecting advance fees takes effect at the end of January, 2010. Avoid any company or individual that requires a fee in advance, guarantees to stop a foreclosure or modify a loan without mentioning this may involve another bankruptcy, or advises you to stop paying the mortgage company without telling you that doing so could mean forfeiting your home. 2. Exploring Refinancing, Lending and Foreclosure Prevention Options: Find prospective lenders, explore foreclosure prevention options or get clarity if foreclosure’s already happened in your life, with Neighborworks America. This non-profit is being practive in this time of tighter lending requirements. They can often help you find a way to buy or stay in your home where your current lender may be failing you: www.nw.org.
